Overview

Southern Oregon's dedicated barndominium earthwork specialist

Barndominiums are one of the fastest-growing build types in Southern Oregon, and one of the most under-served when it comes to finding a contractor who understands the full scope of what they require. A barndo isn't just a shop pad. It needs a home-quality foundation, living-space plumbing rough-ins, often in-floor radiant heat preparation, and a site built to handle both residential and working-building loads.

Pacific Earthworks specializes in the complete barndominium earthwork and foundation package. We clear the land, grade and compact the building pad, excavate and prep the foundation, coordinate the slab for radiant in-floor heat, trench utilities, manage septic coordination, build the driveway, and handle drainage, everything from the first blade in the ground through a finished, level, concrete-ready slab.

What Is a Barndominium?

A barndominium, or barndo, is a metal or post-frame building that combines finished living space with a shop, garage, or equipment area under one roof. Think of it as a home and a working building built together: the exterior is typically a steel or post-frame shell for cost efficiency and open-span flexibility, while the interior is divided into living quarters and work or storage space. They're especially well suited to rural Oregon acreage where you want your home and your shop on the same footprint.

Questions, Answered

Barndominium FAQs

What is a barndominium?

A barndominium, or barndo, is a building that combines a metal or post-frame structure with finished living quarters, typically a home or apartment sharing the same shell as a shop, garage, or equipment storage area. They're popular for the cost efficiency of a steel or post-frame envelope, the open-span interior space, and the flexibility to design the living and working areas exactly how you want them.

Can you do the full site prep and slab for a barndominium?

Yes. Pacific Earthworks handles the complete earthwork package for barndominium builds: lot clearing, site grading, engineered building pad, foundation excavation, monolithic slab sub-base prep, in-floor radiant heat slab preparation, utility trenching, septic coordination, driveway, and drainage. We take your site from raw land to slab-ready so your building package crew has what they need to start framing.

How much does barndominium site work cost in Southern Oregon?

Site work costs depend on the lot, how much clearing is needed, the slope and soil conditions, the building footprint, the foundation type, and how far utilities need to be run. Flat, accessible lots with minimal clearing cost less than wooded, hilly properties. The only accurate way to price it is a free on-site walk, call Pacific Earthworks at (541) 512-5280 to schedule one.

Do barndominiums need a special foundation?

Barndominiums typically require a monolithic concrete slab or a stem-wall foundation, the same types used for homes and shops, but often with a larger footprint and specific engineering requirements for the post-frame or metal building above. Because the living area requires the same insulation, plumbing rough-in, and radiant heat prep as a conventional home slab, the foundation scope is more involved than a simple shop pad. We work from your building plans to make sure the foundation is built to spec.

Can you prep the slab for in-floor (radiant) heat?

Yes. In-floor radiant heat is a popular choice for barndominium living areas, it's efficient, comfortable, and keeps the floor warm underfoot in Southern Oregon winters. Preparing for it requires rigid foam insulation under the slab, PEX tubing layout, and careful coordination of the pour so the tubing stays in the right position. Pacific Earthworks handles the sub-base and insulation work and coordinates with your radiant heat installer on the tubing placement before the concrete goes down.

Do you serve Grants Pass, Medford, and rural Josephine County?

Yes. Pacific Earthworks is based in Williams, Oregon, in the heart of Josephine County, and serves the full Rogue Valley including Grants Pass, Medford, Ashland, Jacksonville, Central Point, Cave Junction, Eagle Point, and the rural areas in between. Barndominiums are especially popular on rural acreage, the kind of properties we work on every day.
