Overview

Dirt at the right elevation, shedding water the right way

Good grading is invisible when it works, water drains away from structures, pads sit flat and firm, and driveways hold their surface year after year. When grading is done poorly, you see the evidence every wet season: pooling water, eroding slopes, cracking pads, and foundations under stress.

Pacific Earthworks approaches every grading job with the drainage outcome in mind. Whether we're cutting a building pad into a hillside, leveling a rough lot for construction, or regrading an existing property to fix a drainage problem, we establish the positive slopes and proper elevations that keep water moving in the right direction.

We work throughout the Rogue Valley, on the flat agricultural ground around Central Point, the timber-covered hills around Williams and Cave Junction, and the steeper residential lots in Ashland and Jacksonville. Terrain varies; the standard doesn't.

Questions, Answered

Site Grading FAQs

What does grading a site involve?

Site grading is the process of reshaping the ground to a specific elevation and slope. It involves cutting high spots, filling low spots, compacting fill, and establishing drainage slopes that shed water away from structures and toward appropriate outlets. On a new build, grading creates the building pad. On an existing property, it can address drainage problems, level a yard, or prepare for a driveway or accessory structure.

How much does grading cost in Southern Oregon?

Grading cost depends on the size of the area, how much cut and fill is required, soil and rock conditions, site access, and whether fill material needs to be imported or exported. Flat, open sites cost less than steep or heavily wooded lots. The most accurate way to get a number is a free on-site quote, call (541) 512-5280.

Why is proper slope and drainage important?

Water that pools against a foundation, under a driveway, or in low spots causes erosion, structural damage, and ongoing maintenance headaches. Proper grading establishes a positive slope away from buildings and toward drainage swales, culverts, or natural outlets. In Southern Oregon's wet winters, getting drainage right at the grading stage prevents problems that are expensive to fix after the fact.

What's the difference between rough and finish grading?

Rough grading establishes the approximate elevation and general shape of a site, cutting and filling to get close to the target grade. Finish grading is the final pass that brings the surface to the precise elevation, slope, and smoothness needed for construction, paving, seeding, or landscaping. Pacific Earthworks handles both stages and sequences them appropriately with other trades on your project.

Can you fix drainage or standing-water problems on my property?

Yes. Regrading to establish positive drainage is one of the most common jobs we handle. This may involve reshaping surface grades, installing drainage swales, adding culverts, or a combination of earthwork and drainage pipe. We assess the source of the water problem first so the solution addresses the actual cause.

Do you grade for driveways and building pads?

Yes, building pads and driveways are core grading work. A building pad needs to be at the correct elevation, compacted to bearing capacity, and draining away from the future foundation. A driveway needs a consistent grade, proper crown or cross-slope, and drainage that doesn't channel water onto the road or into structures. Pacific Earthworks handles both from rough cut through final compacted surface.
